Stefan M. Calos
Stefan represents investors, developers, lenders, and governmental entities in commercial real estate and business matters.
Stefan’s career in real estate law, which began with title examinations for the Virginia Department of Transportation’s Interstate 295 project, includes hundreds of successful closings and development projects.
He enjoys seeing the fruits of his work every time he leaves his home or office. Besides driving down I-295, Stefan celebrates his clients’ thriving projects when he goes to a show at Hopewell’s Beacon Theatre, has dinner at the Boathouse restaurant, runs along the River Walk, and visits many other commercial venues throughout metro Richmond.
Through projects like these, Stefan has in-depth experience negotiating, drafting, and closing on purchase and sale agreements, option agreements, and development agreements. Always a steady and thoughtful ally, Stefan helps procure creative financing for his clients and promptly resolve title issues to ensure timely closings.
In addition to development projects, Stefan routinely reviews, drafts, and advises clients on commercial leases, easements, and other instruments. With experience in business, local government, and litigation, he understands all sides of commercial real estate transactions and anticipates and addresses potential issues up front, avoiding unintended consequences. Stefan also provides legal opinions to lenders, helping protect their interests.
When disputes arise, Stefan has the knowledge and experience to resolve them. He has successfully litigated matters ranging from breaches of leases and other contracts, to fraudulent conveyances.
“Thanks again for looking after my best interest. I always appreciate your wisdom, integrity, and good humor when working with me.”
